I thought we already did this meeting?

You are kinda right. We did have a Budget meeting back in January of 2022. This is all part of the whole reinstating-Berkley-Pointe-HOA. If you are reading this, you have enough genuine curiosity or concern for the neighborhood to follow the link on the postcards or check out the website. Congratulations! Not many people (even in other HOAs with Budget pages) get this far. We highly encourage checking out the budget to see where your HOA dues go in the community. If you do want a full in-depth explanation on why we have to follow this red tape level of procedure with a 2nd budget meeting, I encourage you to email or call the real attorney for the HOA (website linked to the name) Christopher A. Desrochers for a better answer. There are some unfortunate rumors spreading without basis in Florida Statute or actual case law. We want to help show the legal procedure for this and even encourage homeowners to fact-check across the Florida Statutes. In regards to this upcoming meeting, they're just going to reaffirm the already existing budget. You can attend if you want, this is an entirely optional meeting for homeowners. We're just required to send you a notice. But, as stated before, if you are responsible and concerned enough to actually check out the website, you are either the best or worst type of person I love to see at the HOA meetings. Either way, I do greatly appreciate your attendance if you bothered to read all of this. But seriously, if you have the choice between this meeting and a kid's game or a movie with Dwayne Johnson, the choice is yours.

Why are Dues Going up?

For most HOAs, this is where I normally explain the inflationary increase that hit at the tail end of 2021. For Berkley Pointe HOA, I want to take this time to remind you of 15+ years with zero dues. Even if you were severely underpaying a lowball of $300 per year for 15 years, that would leave you at $4,500 you would have spent on the Association, building reserves, and maintaining those ponds. Instead, you had the chance to save your money on such an expense. Unfortunately, your HOA can't repair a major retention pond with volunteers and for free.
